Updating your Pricing and Availability

Ensure your rates and calendars are accurate for the year ahead for more bookings confirmed sooner, and fewer cancellations

  • Holiday-destination homes (group / family homes, villas with pools or near the coast) will have a longer lead time - ensure your availability and prices are correct for 12 months in advance

  • City apartments, townhouses and smaller homes may have a shorter lead time - ensure your availability and prices are correct for at least 6+ months in advance

Why is this important?

Accurate prices and calendars mean our expert sales team can propose your home to high-value guests confidently and you’ll avoid double bookings, meaning fewer cancellations and more of your revenue, secured.

Ensuring your availability and pricing is always accurate, means less back and forth with our sales team and you, enabling you to convert bookings quicker.

Offering a lower minimum night stay rule also means your home shows up in more search results, higher up in the search results and will secure more bookings overall.

How to update your prices manually

If you have the same rate all year around

  1. Login to your Plum Guide host dashboard

  2. Go to Listings

  3. Find the listing you wish to amend

  4. Click ManageEdit pricing Rates and fees

  5. Enter your chosen rates for mid-week and weekends

  6. Save your changes at the top of the page

Note - the price you input is before your platform fee is deducted. Ensure this is factored into the rate you add.

To incentivise more bookings in low / mid season, apply a custom price on your calendar

  1. Log in to your Plum Guide dashboard

  2. Go to Listings

  3. Find the listing to update

  4. Click ManageUpdate listing detailsCalendar

    • To edit the prices for specific days, drag your cursor across the calendar

    • Enter the prices you would like to have for those days in the pop-up window

    • Click Save

Note - the price you input is before your platform fee is deducted. Ensure this is factored into the rate you add.

Boost underperforming periods with promotions

  1. Go to your dashboard (you must be logged in)

  2. Click on Discounts

  3. Set up discounts according to length of stay, lead time or custom periods - to all of your homes or specific ones only

Note - if you sync your rates already via a Channel Manager or PMS, discounts added onto your Plum Guide dashboard will be applied on top of any existing promotions you sync.

How to update your availability calendar

Displaying accurate availability 12 months in advance is crucial to ensure you achieve visibility with the right guests, you don't receive any double bookings, and so our sales team can confidently propose your home to guests to book.

  1. Log in to your Plum Guide dashboard

  2. Go to Listings

  3. Find the listing to update

  4. Click ManageUpdate listing detailsCalendar

  5. To block specific days so they're not bookable, drag your cursor across the calendar

  6. Click Blocked → type in a reason → Save

Note - If you list on another site, add your iCal feed in the Import Calendar section below the calendar. This is key to ensure you don't receive a double booking.

How to update your minimum stay rules

Offer a low minimum stay to secure more bookings and show up in more, and higher up in the search results.

  1. Go to your dashboard (you must be logged in)

  2. Click on Listings

  3. Click Manage on the listing you would like to amend → Update listing details

  4. Click Calendar → Minimum night stay on the left-hand side

Seasonal minimum stay rules

These will override your default minimum nights to allow for different minimum lengths over specific periods.

To encourage more bookings in a quieter period such as your low season, specific weeks of the year, or on weekends which you want to sell sooner, apply a shorter minimum nights for this period specifically:

  1. Click Add seasonal minimum nights

  2. Apply a From and To date range

  3. Enter the minimum nights you can accept for this period → Create

Minimum stay rules based on lead time (Early Bird or Last Minute)

  1. To encourage more advance bookings, set a lower minimum night stay here than your default

  2. For more last minute bookings, lower your default minimum night stay and add a higher minimum night stay for bookings made ahead of time
